My wife decided that we needed a new look in our bedroom and so I was of course dragged into the entire remodeling thing. One point we can become very clear on right now, I am a guy and for me shopping is not a sport, never has been and likely never will be.
So I said what do you think we need a new bedspread? She looks at me like yeah right pal and we then begin discussing bedroom furniture beds and for the nightstands all the table lamps lighting needs and rug colors and blah, blah, blah. So, I say wait one minute I’ll be right back. When I came back with a beer she asked why and my reply was well this could take a while.
I next of course asked well dear, where do you suppose we will find all these magical treasures your little heart desires? Knowing full well that we don’t have all that kind of junk where we live. Her reply, Miami! I thought oh great here we go. So I started looking for a cheap flight Miami and a Dolphins game tickets. Los Angeles is slightly different in the sense that inventory to population ratios is always low. For example I ran a search for bank owned property yesterday and there were 135 single family in the City of Los Angeles, considering the population is 3.9 million ranging from $ 199,000 to $ 6,500,000 that doesn’t seem like a lot of property.
So what should an new investor do?
1) First pick a few areas that you want to focus on.
2) Work with an agent
3) Secure finance
4) Make sure you have seen at least 25-30 property in a specific area
5) Make decision fast
Why pick a few areas? Like in everything else is pays to be a expert instead of a generalist. You need to know the numbers in you selected areas.
